Casa San Carlo: the house
Casa San Carlo is located in central Italy, in Umbria, right on the border with Tuscany. Once there was only a ruin here, surrounded by olive trees, vineyards and farmland. Now you will find a beautiful 650 m2 holiday home with a breathtaking view that never gets boring. All our guests who arrive at our place and walk onto the terrace immediately say: 'Unbelievable, you can see so far!'
At the front of the house you look to the southwest, towards Tuscany. On the east side of Casa San Carlo you look at the lovely village of Monteleone d'Orvieto, which is located at an altitude of 490 meters. On the west side you can see the houses of the neighbors along our country road, with the impressive Monte Cetona behind them. At sunset, this mountain peak with all the olive trees in the foreground offers a beautiful scene! Even we still find it impressive every day and have been very happy with this unique workplace for 17 years.
From ruin to holiday home
During the renovation of the original ruin (between 1998 and 2000), the old stones of the ruin were reused for the outer walls and the covered terrace. For the rest of the house and the interior, high-quality materials from the area have been used: wooden ceiling beams, terracotta floor tiles, tuff from Orvieto, olive wood for the living room tables and marble for the kitchen countertops. All windows are double glazed and each apartment has its own heating. Solar panels provide the house with hot water (in addition to the regular central heating boiler).
The house was so well built and divided into spacious apartments that we did not have to do any structural renovations to the house itself. But of course we have also changed, renewed and replaced a lot over the years: the swimming pool has been completely renovated and now also heated, we have added an extra terrace and had pizza oven and BBQ made, we arranged with the municipality that we were connected to the water supply, we replaced numerous irrigation and water tanks, new boilers were installed... In short, we try to structurally improve the house every year to offer our guests an even more comfortable stay!
The (HEATED) swimming pool
The center of the garden is our beautiful large, oval swimming pool (14 x 7 meters), which is located in a lower part of the garden. It is heated in the early and late season with a special heat pump, so our guests can enjoy it during the entire opening period of Casa San Carlo! The stairs to the pool can be closed at the bottom with a gate. In March 2017, the swimming pool was completely renewed: the pump installation, the pool cover and the tiles around it were all reinstalled. We have also made the lying space around the pool larger by excavating a piece of land between the pool and the house, sowing extra grass and creating a raised border with flowers. If you walk further down along the pool, you come to a multifunctional extra lawn with beautiful views over the hills and the village. Wedding ceremonies can take place here, yoga classes are given during the yoga weeks and in high season the children of our guests use it to play and 'chill' together. The swimming pool is open every year from the beginning of April to mid-October.

Rondom het huis: Terras en tuin
Als je vanuit de grote gemeenschappelijke woonkamer naar buiten loopt, de tuin in, sta je op het overdekte terras met uitzicht over het zwembad en de hele vallei. Onder de portico hebben we twee lange houten eettafels neergezet, zodat onze gasten lekker in de schaduw een boek kunnen lezen, een glas wijn kunnen drinken en met elkaar kunnen kletsen. Er is ook een speelhoekje voor de kleinste kinderen ingericht, zodat hun ouders hen niet uit het oog hoeven te verliezen. Direct aan dit overdekte terras hebben we nog een extra stuk terras aangelegd, met een lekkere loungebank, extra zitstoelen en parasols.

Gerieflijke appartementen
Dankzij de indeling in losse, ruime en comfortabele appartementen, hebben alle gasten van Casa San Carlo een fijne eigen plek. Elk appartement heeft 1 of 2 heerlijke slaapkamers, een woongedeelte met keukenhoek en een badkamer. Daarnaast is er beneden een grote gemeenschappelijke woonkamer met onze eigen keuken en bar, een zithoek voor de gasten en een hoekje met reisgidsen en spelletjes. Al 18 jaar vertellen onze gasten ons dat ze zich na aankomst meteen zo prettig 'thuis' voelen. Het is namelijk onze wens en bedoeling een gemoedelijke, ontspannen en gastvrije sfeer in huis te creëren, waarbij iedereen elkaar zijn rust en privacy gunt, maar waarbij er ook meer dan genoeg gelegenheid is voor onderlinge gezelligheid voor wie dat graag opzoekt!

DE OMGEVING
In de directe omgeving van Casa San Carlo is ontzettend veel te beleven en te bezichtigen. Er zijn talloze mooie middeleeuwse stadjes vol kerken, musea en restaurantjes te bezoeken, je kunt naar het Trasimeense meer of het Bolsena meer om een dagje een bootje huren, of je boekt een wijnproeverij bij een van de wijnhuizen in de buurt. Daarnaast staat Umbrië natuurlijk bekend als het Groene Hart van Italië: wandelaars en fietsen kunnen hun hart ophalen!
